Investment Strategy

Sutter Capital Group acquires commercial real estate assets within the Sacramento metropolitan region. We pride ourselves on being nimble and creative in how we source, capitalize and execute investment opportunities. Our investment strategy parameters are summarized as follows:

 

Transaction Size: focus on ‘mid-market’ assets – typically ranging from $5 – $25 million in value – that are often too large, complex and/or asset management intensive for local private investors and yet too small to attract significant institutional interest

 

Investment Profile: we gravitate toward properties that require some element of repositioning or restructuring – either the physical asset, capital structure, market positioning or some combination thereof – where through our intimate market knowledge and operational capabilities we can drive transformative outcomes

 

Investment Strategies:

  • Multifamily acquisitions: typically 50 – 250 unit communities
  • Urban infill development and redevelopment projects: multifamily, mixed-use and for sale residential projects
  • Office and retail acquisitions: usually involving property repositioning business plans
  • Single family home repositioning and sell platform: programmatic purchases of single family homes and execution of asset specific value-add business plans including substantial renovation and/or construction of additional square footage
